That is a different category of work from a stud wall, and it deserves treating differently.

Done properly it is routine and safe: an engineer sizes the beam, the load is supported temporarily while the wall comes out, the steel goes in on padstones designed for it, and building control inspects and signs it off. Done badly it shows up years later as cracked plaster, sloping floors and a sticking door upstairs — or on a survey, at the worst possible moment.

A structural engineer calculates the loads and specifies the beam, the bearings and the padstones. Nobody eyeballs a steel off the back of a similar job down the road, because the loads above are never quite the same.

The load above gets carried on temporary support before a single brick comes out, and it stays there until the new beam is in and bearing properly. This is the stage where corners get cut and where things go badly wrong.

The Chimney Breast That Was Never Supported

It is one of the most common problems surveyors find in Essex housing. Someone removes the chimney breast in the downstairs room to gain a bit of floor space, and leaves the breast on the floor above — and sometimes the stack above the roof — sitting on nothing but the goodwill of the surrounding brickwork.

Sometimes it stands for years. Sometimes it cracks the ceiling, drops the floor above, or comes to light when a buyer’s survey flags it and the sale stalls while a structural engineer is called in. Putting it right afterwards costs several times what supporting it properly would have.

Removing a breast properly means either taking the whole stack out from top to bottom, or supporting what stays with gallows brackets or a beam designed for the load. Either way it is engineered, inspected and certificated. If you have bought a house where this looks like it was done on the cheap, it is worth getting looked at rather than hoping.

The questions worth asking before a wall comes out.

How do I know if my wall is load-bearing?

There are clues — walls that run at right angles to the floor joists, walls that continue on the floor above, and anything sitting directly over a beam or footing below. But clues are not proof, and stud walls are sometimes doing more work than they look. It gets established properly before anything is planned, not assumed.

Do I need a structural engineer?

For any load-bearing removal, yes. The engineer calculates the loads and specifies the beam, the bearings and the padstones, and produces the drawings building control needs. It is a modest cost against the job as a whole and it is not somewhere to save money.

Do I need planning permission?

Not usually for internal structural work — but building regulations approval is required regardless, with inspections during the job and a completion certificate at the end. Listed buildings are a different matter and need listed building consent even for internal changes.

What if the wall is shared with next door?

Then the Party Wall Act is likely to apply, which means serving notice on your neighbour and allowing time for them to respond. Chimney breasts on party walls in terraced and semi-detached houses catch people out regularly. It needs starting early because of the notice periods.

How messy and how long?

Honestly, it is the dustiest work we do — taking out brickwork inside a house cannot be done neatly. We sheet up, seal doorways and clear as we go. A straightforward knock-through is often a matter of days for the structural work, then plastering, drying time and decorating after that.
