The questions worth asking before an extension project starts.

Do I need planning permission for an extension?

Often not — many single-storey extensions fall under permitted development. But it depends on size, height, how close you are building to boundaries, and whether previous owners have already used up the allowance. Conservation areas, listed buildings and flats are different again. Your council’s planning department will confirm it, and it is worth doing before spending money on anything else.

Do I still need building regulations approval?

Yes. Planning permission and building regulations are two separate things, and an extension needs building control sign-off whether or not it needed planning. That covers structure, insulation, drainage, fire safety and ventilation. It also protects you when you come to sell.

Do you do the whole build or just the finishing?

Talk to Ben about the specific project. We handle structural openings, layout alterations and the full internal fit-out — studwork, boarding, plastering, carpentry, kitchens, bathrooms, tiling and decorating. On larger builds we will be straight with you about what we are taking on and what needs a specialist alongside us, rather than saying yes to everything and working it out later.

What is a party wall agreement?

If you are building on or near a shared boundary, or digging foundations close to a neighbour’s wall, the Party Wall Act may apply. It means serving formal notice on the neighbour and allowing time for them to respond. It catches people out on terraced and semi-detached houses, and it needs starting early because of the notice periods.

How long will we be living on a building site?

Longer than the build itself, if the finishing is not planned in. That is the bit most people underestimate — the shell goes up reasonably quickly and then the property sits waiting on trades. Agreeing the order of works up front, with the internal trades booked, is what keeps that stretch short.
