Refurbishment Work

Empty Property, Every Trade, One Programme

A refurbishment is a different animal to a home renovation. The property is usually empty, the clock is usually running, and the work is broad rather than deep — every room needs something, and none of it can wait for the next available slot in five different tradesmen’s diaries.

That is where covering the trades in-house actually pays. The plasterer is not waiting on the electrician, the decorator is not turning up to walls that are still wet, and there is one person to ring when a date needs moving.

Who We Work For

Six Reasons People Call

Different situations, same job: get the property presentable and get it back into use.

01

Between Tenancies

Making good after a tenant leaves — walls patched and repainted, damaged fittings replaced, and the property back on the market quickly.

02

Newly Bought Properties

A house bought needing work, refurbished before anyone moves in — far easier and cheaper than doing it around furniture and family life.

03

Probate & Inherited Homes

Dated properties brought up to a lettable or saleable standard, often with decades of wear and some difficult decisions to make.

04

Pre-Sale Refresh

Targeted work before the photographs are taken, concentrating on what buyers actually notice rather than everything at once.

05

Buy-to-Let Upgrades

Kitchens, bathrooms and decoration brought up to a standard that attracts better tenants and holds up to letting wear.

06

Commercial & Communal

Offices, units and communal areas refurbished, worked around trading hours or access arrangements where needed.

What Actually Matters

Three Things That Decide a Refurb

Refurbishment work is judged on different things to a home renovation.

Time

Empty Weeks Cost Money

Every week a rental sits empty is rent you are not collecting, and every week a sale is delayed is another month of a mortgage. Sequencing the trades properly matters more here than anywhere else.

Spec

Right Standard, Not Highest

A rental needs hard-wearing and easy to make good between tenants. A sale needs to photograph well and feel cared for. Neither needs the specification you would choose for your own home, and spending as if it did is money you rarely get back.

Compliance

Certificates and Safety

Rented property in England carries obligations around electrical inspections, alarms, gas safety and energy performance, and the rules change. Worth checking the current requirements with your agent so the refurb covers them while the property is empty.

Straight Advice

Where the Money Is Best Spent

If the budget is limited — and it usually is — the work that changes how a property is judged is mostly at the cheap end. Sound, flat, freshly painted walls in a neutral colour. Clean flooring. A kitchen and bathroom that look cared for, which often means new doors, worktops, taps and sealant rather than complete replacement. Doors that shut and windows that open.

What rarely pays back on a rental or a pre-sale refresh is a high-end kitchen, expensive tiling or anything driven by personal taste. Tenants do not pay more for it and buyers replace it with their own choices.

We will tell you where we think the money is better spent, including when that means less work for us. On a refurbishment that advice is usually worth more than the discount you were going to negotiate anyway.

A written quote covering the work, the standard and a realistic timescale.

03

Work Through It

Trades sequenced so the property is never waiting, with updates as it progresses.

04

Hand It Back

Common Questions

Refurbishment FAQs

The questions landlords, agents and sellers ask most.

How quickly can you turn a property around?

It depends on scope, but a straightforward turnaround between tenancies — making good, redecoration and a few repairs — is usually a matter of days rather than weeks. A full refurbishment with kitchen, bathroom and replastering takes longer, and plaster drying time is fixed no matter how urgent the letting is. You will get a realistic timescale rather than an optimistic one.

Can you work to a landlord budget?

Yes, and we will be honest about what to prioritise. Sound, freshly decorated walls and a clean-looking kitchen and bathroom do more for a letting than expensive fittings. Tell us the number you have in mind and we will tell you what it realistically covers.

Do I need to be there?

No. A lot of refurbishment work is on empty properties for owners who live elsewhere. Access arrangements get agreed at the start, and you get updates as the work progresses rather than having to chase for them.

Can you handle the whole property, not just some rooms?

That is what this work usually is. Plastering, kitchens, bathrooms, carpentry, electrics, plumbing and full redecoration are all covered, sequenced so the property is not sitting idle between trades. One quote, one programme, one person to call.

Will you tell me what is not worth doing?

Yes. Kitchen carcasses that are sound often only need doors and worktops. A bathroom suite in good condition may just need retiling and resealing. On a refurbishment the aim is the best result for the money, not the biggest invoice, and we would rather be the firm you call for the next property.
